Stage

What do the stages and signals mean?

Stages: where a space is in a turnover (each site has one)

Vacant
A storefront closed or was reported vacant, and nothing has followed yet.
Planning
A commercial project was filed with or decided by the city's planning department: a change of use, development, zone change, conditional use or variance. Usually months before a permit.
Build-out
The latest record is a commercial building permit for tenant work: a tenant improvement, change of use, interior demolition, addition, demolition or new building.
Ready
A certificate of occupancy was issued for that work, so the space can be occupied.
New tenant
A business registered or opened here after a build-out or closure, or the storefront was reported occupied again.
Sold
The property changed hands recently and there's no tenant activity on record yet.

Signals: extra flags, in any stage

Confirmed turnover
More than one kind of record agrees the tenant is changing, like a closure followed by a permit, or a change of use.
Sold 2025–26
The property changed hands recently.
Tax trouble
The owner is behind on property tax.
Lease ending in 2 years
A storefront's most recent lease ends within two years.
Dark 60+ days
Closed or reported vacant at least 60 days ago, with nothing since.
Building ≤75% occupied
The large building here reported 75% occupancy or less.
Building occupancy falling
The large building's reported occupancy dropped 15+ points from its recent peak.
